WHAT WE WANT

 

REMOVE THE ROOFTOP POOL AND BAR: Put these potential noise makers on the roof of the 50 foot setback that the city requires on 5th Avenue, just the way you did at the Pendry. Keep the noise contained in the Gaslamp.

 

REDUCE THE DENSITY OF ENTERTAINMENT FACILITIES: Limit the number of bars, restaurants and ballrooms to only 4 to minimize traffic, pollution and noise from too many cars on the street.

 

PROVIDE 240 PARKING SPACES WITHIN THE BUILDING: Yes, we recognize that not everyone who is staying at the hotel will be driving there but the hotel will draw many more cars to the area for entertainment, eating, and special events in the ballroom. And other people might park there, too. Existing parking spaces will be lost to this development.

 

DESIGN ALL PARKING OPERATIONS OFF THE STREET: Build the front entrance on 4th Avenue so that arriving and leaving cars will all come up and go down parking ramps designed to require no on street travel after they arrive. If this is not appropriately designed valet parking operations will require that each car being parked at the hotel will have to be driven four blocks before they are parked or retrieved. (Currently at the Pendry, when 5th Avenue is closed, car parking requires an 8 block trip to park and deliver one car. It includes stopping at 8 intersections, 2 of which are controlled by traffic lights, and others controlled by stop signs. These trips add to neighborhood pollution, noise, traffic jams and pedestrian dangers.)

 

ROBERT GREEN COMPANY TO PAY FOR AN ENVIRONMENTAL IMPACT REVIEW CONDUCTED BY AN INDEPENDENT TRAFFIC ENGINEERING COMPANY SELECTED BY THE CITY: There has never been a traffic study made of J Street west of 8th Avenue or of the adjacent avenues. As stated in “OUR STORY” on this website, the city has barely scratched the surface of paying any attention to J Street Traffic, even in 2006’s Community Plan and in the 2016 Mobility Plan. These are the changes impacting the street right now:

  • Petco Park Stadium

  • Residence Inn Hotel

  • Margaritaville Hotel

  • The Pendry Hotel (Which conducts valet parking operations on J Street.

  • 4th & J Apartments

  • Partial Closing of 5th Avenue to Traffic

  • Closing of J Street between 7th Avenue and 10th Ave. at least 80 to 100 times per year

  • Addition of a two-way bike lanes on J Street

  • The narrowing of J Street below the city’s own standards

  • In addition, there are occasionally other street closings due to special events during the week.

DO THE TRAFFIC STUDY DURING PEAK SEASONS AND HOURS: This traffic study should be conducted during the months when both the ballpark has active games, at night on weekends, and when other events are going and should include measurements at all hours during these events from noon to midnight, which often represent peak traffic times. This EIR should be more than a “Supplemental EIR”. HOW CAN YOU SUPPLEMENT SOMETHING THAT NEVER EXISTED IN THE FIRST PLACE? 

 

ROBERT GREEN COMPANY TO PAY FOR ALL NEW TRAFFIC CONTROLS REQUIRED BASED ON THE DATA PROVIDED IN THE TRAFFIC STUDY. We are looking for a consistent easy flow of traffic both east and west on J Street during peak hours. The hotel developer should pay for all changes required to provide that easy flow of traffic. Reductions in traffic jams combined with better traffic controls will reduce noise, pollution, pedestrian danger and automobile accidents.

 

THE CITY SHOULD REDO THE STREET PLAN BETWEEN 3RD AND 2ND AVENUES ON J STREET TO ALLEVIATE THE DANGEROUS CONDITIONS: We believe that the city must do something to remove the hazards created by the design of the bike lane and parking in this area. Otherwise, someone may be seriously injured or die in this area.
